One Room available at 2 bedroom unit - $205/week - incl. all bill in MASCOT, New South Wales for sale

Hey there,
I am looking for a flatmate in my appartment in Mascot. I am offering a room to rent for $210/week incl. all bills (gas, electricity, broadband - not incl. is telephone or TV entertainment unit - extra $10/week).
The room itself is around 3 m * 2.7 m and features one large window; it can be rented as furnished (double bed/1 bedside table/1 cabinet) or unfurnished - please note a $15 extra weekly fee applies if going for the furnished option.
The appartment is otherwise fully furnished - with nearly new furniture - and features 1 bathroom, 1 kitchen, 1 living room and a balcony with barbecue - street parking is also available.
There is otherwise only myself in the appartment (own room) and am a professional working in the tourism industry. The appartment is a 5 min walk from the Mascot train station (7 minutes to CBD) with lots of restaurants, a Woolworth and a convenient store around the corner.
I am a very relaxed person and looking forward to a flatmate who is keen to socialise together.
The room is available as of the 18th of July. There are a few things which are important for me:
1. 3 month minimum commitment
2. 4 week bond - to be paid on the moving in date
3. Ensure rent gets paid on time
4. Assistance in keeping the appartment clean & tiday
5. Cleaning the dishes after cooking
6. No issues with cats as I have one living with me
7. My party days are over - so its probably the wrong place for big parties ;)
8. Non-smokers only please
Please note while I am a relaxed person things like paying rent on time, keeping the kitchen clean and cleaning the appartment on a regular basis are a must for me so please ensure that this is something that fits into your lifestyle too.
The room is available for viewing as of this weekend - mostly all of Saturday and Sunday with the option to move in the week after. Many thanks and am looking forward to your responses.
